Repair or Replace? How to Make the Call on an Aging Indianapolis Roof
Every roof eventually reaches the point where one more repair stops making sense. The trick is recognizing that point before you have spent three summers patching a roof that needed replacing all along. The decision comes down to four factors: age, damage spread, deck condition, and your plans for the house.
Age is the starting point
In central Indiana, builder-grade 3-tab shingles typically deliver 15–18 years and architectural shingles 22–30. If your roof is under 15 and the problem is localized — a pipe boot, a flashing joint, a wind-lifted section — repair is almost always the right answer. Past 20, even a successful repair is buying time on borrowed shingles.
Localized versus systemic damage
One leak with an identifiable cause is a repair. Leaks that keep appearing in new places, granules filling the gutters every rain, and shingles curling across multiple slopes are systemic failures — the roof is wearing out as a whole, and patching one symptom does nothing for the next. A good inspection report separates the two with photos.
What the decking tells you
Soft or delaminated decking visible from the attic changes the math. If moisture has been reaching the deck, a surface repair only hides the problem, and any honest contractor will want to see the attic before quoting. Widespread deck damage pushes the decision firmly toward replacement, because the tear-off is the only way to fix it.
The money math
A practical rule: if the repair quote exceeds roughly a third of replacement cost and the roof is in the back half of its life, replacement usually wins over a five-year horizon. Factor in the insurance angle too — an impact-rated replacement often earns a premium discount in Indiana, and a documented new roof makes a home meaningfully easier to sell.
